What Trilith is like
Trilith was built beside one of the largest purpose-built film studios outside Hollywood. That is not incidental to the place. It is why it exists.
The result is a community that draws architects, filmmakers, executives and people who put design near the top of their list. European street patterns, a central plaza with an outdoor screen, a 54,000-square-foot wellness center, and homes with real architectural ambition behind them.
It is also young. The town is still filling in, which means the lots and the homes have not all been claimed for a generation the way they have in longer-established Fayette County neighborhoods. That cuts both ways, and the section below is the one I would read first.

I represented a buyer here in 2018, back when the community was still called Pinewood Forest, and I have been active here since. Behind that sits twenty-five years of living in Fayette County, four homes owned across Peachtree City, and two children who went through Fayette County schools. I know how this county works, street by street and boundary by boundary.
That county knowledge is what pays off here. Boundaries in Fayette County are drawn by address rather than by community, so the details that matter most are the ones tied to a specific property rather than to a general area.

Which schools a Trilith address is zoned to
Trilith addresses are zoned to Cleveland Elementary, Flat Rock Middle and Sandy Creek High in Fayette County Public Schools.
That is the assignment, and it is worth having in front of you early. Marketing material about new communities often refers to a county's schools in general terms, which does not tell you which schools a particular address is zoned to. Assignment is made by address rather than by community, so it is worth confirming rather than assuming.

Verified in August 2026 three ways: the Fayette County Board of Education address locator returned Sandy Creek for addresses on Trilith Parkway; the same result held when tested against the district's own published Sandy Creek boundary geometry; and builder and listing-site material agreed. Attendance boundaries are assigned by address and are periodically redrawn, so confirm the current assignment for any specific property with the district before relying on it. Fayette County Public Schools is 770-460-3990, and I am happy to check an address for you.
Two schools sit inside the community, and neither changes the zoned assignment above. The Forest School, an Acton Academy, is an independent school at Trilith on Shepperton Way. Utopian Academy for the Arts at Trilith is a state charter school serving grades 6 to 8 with a statewide attendance zone. Both come up often in conversations about schools here, and I am glad to tell you what I know about either.
A few more things worth knowing
Trilith prices on its own terms
The architecture, the density and the studio next door make this its own market. Comps from other Fayette County neighborhoods can point the wrong way in both directions, and there is not yet decades of resale history to smooth that out.
What is still to be built, and where
A town that is still filling in has active building in places, and where the work goes next shapes the view from your windows and the sound on a Saturday morning. I lived with seven years of that in another community and would do it again, though it was far easier because we knew the plan. Ask early, and I will find out what I can.
Living next to a working studio
For some buyers the studio is the entire appeal. For others it brings traffic and activity they had not pictured. Neither reaction is wrong. Work out which one you are before you commit, ideally by visiting on a weekday when the place is working.
