What Newnan is like

Newnan has been called the “City of Homes” for well over a century. The city's own history traces the name to the historic residences that still line its streets, spared some of the ravages of the Civil War, and offers a second account: that Newnan, once among the wealthiest towns in the country, simply had more homeowners than most places.

It is the county seat of Coweta and the commercial center of the south I-85 corridor. A walkable historic square, grand older homes on the streets around it, and more recently a film industry that has found the same things here that buyers did.

Households in the City of Newnan have a median income of $82,292 and a mean of $107,232, according to the U.S. Census Bureau's 2020–2024 American Community Survey. About 45,900 people lived inside the city limits as of July 1, 2025, per the U.S. Census Bureau's Vintage 2025 Population Estimates.

What makes it unusual as a market is the range. Starter homes, move-up properties and executive estates coexist inside the same city limits. Very few markets this close to Atlanta still offer that spread, and it is the reason a first-time buyer and a move-up buyer can both find what they are looking for inside one set of city limits.

That spread is the point. I have closed in this market at $175,000 and at $940,000, and the work was not the same work. A first-time buyer in Newnan needs different things from someone moving up into an executive home, and I have done both often enough that neither is new territory.

Three decades in these two counties also means I have worked this market through more than one boom, more than one correction, and the strange stretches in between. Markets behave differently depending on where you are in the cycle, and having seen several of them changes what I notice early.

Working one market this closely also means I know what did not sell, and why. That is harder to get from a listing sheet than what did.

Newnan is several markets inside one city

The spread between the historic streets near the square, the newer subdivisions on the east side, and the acreage further out is wide enough that comparable square footage tells you very little on its own. Ask what sold nearby, not what is listed nearby.

How high school assignment works here

Newnan is served by three high schools, East Coweta, Newnan and Northgate, and which one an address feeds depends on the parcel, not on the city or the ZIP code. I do not publish a map of which part of town goes where, because the split does not describe cleanly and a tidy version would not hold up. If schools matter to your decision, tell me early and I will confirm the assignment for the specific property with the district before you get attached to it.

What a ZIP code does and does not tell you

Newnan mailing addresses do not line up neatly with school zones, city limits or tax districts. A ZIP code is a postal convenience, not a boundary, so it is worth qualifying by parcel.

Coweta County School System publishes a boundary map for each school but no address lookup tool, so the only reliable answer for a specific address comes from the district itself. Assignments are made by parcel and are periodically redrawn. I am glad to make that call for you rather than rely on a website.
