What Chattahoochee Hills is like

Chattahoochee Hills spans nearly 60 square miles of rolling pasture, hardwood forests, farms, and rural countryside just southwest of Atlanta.

By land area it is the tenth largest of Georgia's 536 active incorporated places on the U.S. Census Bureau's 2025 Gazetteer, and about sixty people live in each of its square miles. That ratio tells you most of what you need to know. This is a place people bought into for space, and the zoning has largely kept it that way. Bouckaert Farm, an 8,000-acre equestrian and events property that calls itself Georgia's premier equestrian event venue, is here. So is Serenbe. So are a great many properties that are simply land, with a house somewhere on them.

About 3,524 people lived inside the city limits as of July 1, 2025, per the U.S. Census Bureau's Vintage 2025 Population Estimates. Households here have a median income of roughly $112,000 in the U.S. Census Bureau's 2020–2024 American Community Survey.

The housing stock runs from modest farmhouses to multi-acre estates. Inventory is genuinely limited, turnover is low, and the people who find their way out here tend to stay. If you want land within reach of Atlanta without driving an hour past it, this is where you look.

I live here. Serenbe sits inside the Chattahoochee Hills city limits, so the ten years I have spent in Mado have been ten years as a resident of this city. I pay its millage, I know which roads flood, and I have watched what has changed and what has deliberately not.

Most of the activity in this city happens in Serenbe, because that is where the transactions cluster. I have sold more than thirty homes inside the village since we moved here in 2016, and I have also sold out on the roads around it, which is a genuinely different job. A house on five acres with a well and a septic field does not trade like a house in a walkable hamlet, and the two draw different buyers.

A few things worth knowing out here

Schools

High school assignment here follows the county line rather than the city boundary.

On the Fulton side the chain runs Palmetto Elementary to Bear Creek Middle to Creekside High, verified against Fulton County Schools' published attendance boundaries and tested by address in August 2026. On the Coweta side, every Coweta address point inside the city returns Brooks Elementary and Northgate High, tested against Coweta County GIS attendance-zone data and corroborated by the district's own published boundary maps.

Coweta County School System publishes a boundary map for each school but no address lookup tool, so the only reliable answer for a specific address comes from the district itself. Boundaries on both sides are assigned by parcel, are periodically redrawn, and the districts disclaim their own maps, so confirm the current assignment for any specific property before relying on it. Independent and charter schools also operate in the city. The City of Chattahoochee Hills names Chattahoochee Hills Charter School and Terra School at Serenbe among them.
