What Senoia is like

Hollywood noticed what buyers had already worked out. Downtown Senoia played the town of Woodbury in The Walking Dead, and more than a dozen productions going back to the 1980s have filmed here, Fried Green Tomatoes among them.

Off camera it is a small town with a walkable square and a genuine sense of itself. About 6,276 people live inside Senoia's city limits, as of July 1, 2025, per the U.S. Census Bureau's Vintage 2025 Population Estimates. That number is the one that matters if you are trying to buy here. Inventory is not thin because of market conditions. It is thin because the town is small and people do not leave. Newcomers keep arriving, though: Senoia's population rose from 5,021 in April 2020 to 6,276 in July 2025, a 25 percent increase in five years, on the U.S. Census Bureau's Vintage 2025 estimates. That is demand you can count, pressing on an inventory that was small to begin with.

This is the one worth checking first. Land east of the city carrying a “Senoia, GA 30276” mailing address can sit in Fayette County, which means different taxes and an entirely different school system. Addresses tested in that area returned Fayette high schools, not Coweta ones. A ZIP code is a postal convenience, not a boundary.

Why timing works differently in a small town

In a town of six thousand, there is no pipeline of comparable homes coming next month. When the right one appears, the decision window is short and the competition is other people who have also been waiting, so it helps to be ready before you need to be.
