What Serenbe is like
Serenbe is a planned community in Chattahoochee Hills, twenty miles from Hartsfield-Jackson, where mostly custom-built homes across five hamlets sell in the upper range of the South Metro Atlanta market. I'm Cathy Gailey. I have lived here since 2016, and I represent buyers and sellers in Serenbe as Broker/Owner of REMAX Concierge and a Certified Luxury Home Marketing Specialist® (CLHMS™).
The hamlets are Selborne, Grange, Mado, Overlook and Spela, and each one has its own character. They differ in age, in architecture, in how built-out they are and in what you will pay, and choosing between them is most of the work of buying here.
It is twenty miles from the world's busiest airport and it feels like a different world. Most buyers come for the architecture and the pace. What they find once they start looking is a resale market with more nuance in it than a first visit suggests. Demand outpaces supply, inventory is genuinely thin, and which hamlet a home sits in matters more than square footage does.

We came here as an empty nest experiment. The children had moved away, I had sold a property in Serenbe and something about the place stayed with me, so Al and I came to look. We wanted community. Serenbe offered it. That was ten years ago, and we are still in Mado.
What I did not understand until I lived here is that the community is not an amenity. It is built into the plan. Most homes have no attached garage, so walking to your car usually means seeing your neighbor. The mail comes to a shared mailbox center, so checking it means running into someone. We call it getting Serenbe'd: you go check the mail and come back two hours later.
In most neighborhoods, including the lovely ones we lived in before this, you grab the mail on the way in, pull into the garage and close the door behind you. Serenbe makes that harder to do, and it does it on purpose.
It suits introverts and extroverts both. If you are an extrovert, pour a glass of wine and sit on the front porch, and before long you will have thirty people around you. If you are having an off day, go to the back deck and nobody bothers you.
As the first residents of Mado, we had construction around us for about seven years. When we first moved in, they worked six days a week, sunrise to sunset. That is just what a hamlet looks like before it fills in, and we would do it again. It is quiet now. If you are buying near an active build, ask me where the work is headed and how long it runs.

What does a luxury home in Serenbe look like?
A luxury home in Serenbe is usually custom, and the hamlet it sits in sets its character as much as the plan does. Serenbe has no single house style. It has design guidelines, a review process, and five hamlets that were each given their own architectural character, so a house in Selborne does not look like a house in Mado. Lots run from cottages on the hamlet streets to estate lots, and farmettes with acreage attached. When a buyer asks me what a luxury home here looks like, I start with the hamlet, then the lot, then the plan.
How is buying a luxury home here different?
More of the work happens before the offer. Serenbe has design guidelines and a review process, so on a new build I read them against your plans first, and on a resale I check which changes would need approval. A one-of-a-kind home has few comparables, so I assemble the sold data for the appraiser myself. A custom-build contract has draws, allowances and a completion date, and I negotiate each one. Jumbo financing can take longer to underwrite, so the lender conversation starts early. Some sellers ask for a quieter launch. Georgia MLS gives a seller ways to do that in writing, and I will walk you through what each one costs you in exposure before you choose it. And the county line runs through the village, so I confirm the county, the taxes and the school assignment for the address before you write an offer.
What does CLHMS mean?
CLHMS is the Certified Luxury Home Marketing Specialist designation, awarded by the Institute for Luxury Home Marketing. The Institute grants it on documented sales in the upper tier of the agent's own market, plus its training in analyzing the luxury home market and marketing homes at that level. In practice it means two things. If you are selling, your home is presented to the buyers who purchase at this level, with the photography, the writing and the reach that takes. If you are buying, you have someone beside you on the appraisal, the financing and the negotiation who has worked at this tier, in this village, and knows where each one tends to go sideways.
What do Serenbe homes sell for?
It depends on the hamlet, the lot and the month, so a number typed here would go stale. The current Serenbe figures are on my Market Watch page. Serenbe sits in two counties
This is the thing I explain most often, and it rarely turns up in the listing details. Serenbe sits in two counties, so which hamlet you buy in decides which schools your address is zoned to, which county you pay, and where you file your paperwork. The village boundary and the county line are not the same line.
Selborne, Grange and Mado are in Fulton County. Spela is in Coweta County. All of them sit inside the city limits of Chattahoochee Hills, so the city part is identical wherever you land.
Spela, and why buyers ask me about it
Spela is the newest part of Serenbe and it is still being built out. Ground broke in the autumn of 2024 and the first homes were finished in 2025, which makes them the newest houses in the village by a wide margin. If new construction is what you are after here, this is where it is.
Spela is on the Coweta side, and that carries through to the schools. A Spela address is zoned to Brooks Elementary, Madras Middle and Northgate High in the Coweta County School System. That is the assignment, not a recommendation; go and look at them yourself, and talk to families at each one. Zoning is set by address and it can change, so confirm the current assignment for the specific property before you rely on it. Coweta County Schools is 770-254-2800, and I am glad to check it for you.
The Fulton side
Selborne, Grange and Mado are zoned to Palmetto Elementary, Bear Creek Middle and Creekside High in Fulton County Schools. The same caveat applies as on the Coweta side: that is the assignment, not a recommendation, and it is set by address and can change. Fulton's Office of Student Assignment is (470) 254-5550, and I will confirm any specific property before you rely on it.
Overlook, which is genuinely unusual
Overlook is the interesting one: the county line runs straight through individual lots there, so the same property can sit on both counties' tax rolls at once. What each county values on a split lot has changed from one tax year to the next, so if you are buying in Overlook, that is worth confirming with both counties before you make an offer. I can help you do it. Overlook is still building and still selling.
The tax rates are not the same on the two sides, and I will tell you which county any specific address is in before you make an offer. I would rather do that than publish a number here. Homestead exemptions, Fulton's local exemption schedule, the city's own exemptions and Georgia's floating homestead exemption all move a real bill, and they do not move it the same way on both sides of the line, so a rate on a page is not the figure you would actually pay.
One filing detail worth knowing: the city's published homestead-exemption instructions route every taxpayer through Fulton County, but a Spela owner is a Coweta taxpayer. If you buy on the Coweta side, confirm the filing path and the deadline with Coweta County rather than following the city's general instructions.
What the numbers say about Serenbe
People ask what the demographic numbers look like in Serenbe. There are not any published, and there is a good reason for that. Serenbe is a neighborhood inside the City of Chattahoochee Hills, not a place the Census Bureau counts on its own, so no federal survey publishes a population or an income figure for it.
The smallest Census unit that contains Serenbe also reaches well outside it, and its household income estimate carries a margin of error of nearly a hundred thousand dollars. So a precise demographic profile of Serenbe is really a profile of a much larger area with Serenbe's name attached to it.
What I can tell you instead is what has sold, in which hamlet, and at what price. That is usually the answer people are after anyway.

A few things worth knowing before you buy here
The farm, and what is running this season
There is a working organic farm in the community, with a CSA and a seasonal Saturday market. Seasons and share terms change from year to year, so ask me what is running now rather than relying on what you find online.
Each hamlet is its own decision
Two homes at the same price in two different hamlets are two different purchases. It is worth asking what is still to be built nearby before you fall in love with a view.
How construction phasing works
A hamlet that is still filling in has building going on around it, which is ordinary and temporary. It is a great deal easier to plan around when you know the schedule, so ask where the work is going next and how long it is expected to run.
Why your own agent matters in new construction
Anywhere you buy new construction, it helps to have your own agent. The agent representing the builder or the developer is doing their job well by representing the seller, and that is the point: their client is someone else. There are things worth asking for that are easy to miss if nobody raises them. A septic letter. A termite letter. Which upgrades are actually negotiable. I worked for a builder once, so I have sat on that side of the table. I would rather be on yours.
Why your own agent matters in Serenbe
When a home or a lot is being sold by the developer, the people marketing it work for the developer, which is exactly how it should work. If you are the buyer, someone should be working only for you: on the hamlet, the lot, what is still to be built next door, the county line and the contract. Terra School at Serenbe is an independent private school located in the community, serving ages 8 weeks through 12th grade. It was known as Acton Academy at Serenbe until 2024, and the Georgia Accrediting Commission lists it as accredited for kindergarten through 12th grade. Public school zoning follows the county line, not the village boundary, which is covered in more detail further up this page: Serenbe's Fulton County addresses are zoned to Palmetto Elementary, Bear Creek Middle and Creekside High in Fulton County Schools, and the Coweta County addresses in Spela are zoned to Brooks Elementary, Madras Middle and Northgate High in the Coweta County School System. Two private schools outside the community run bus routes with a stop at Serenbe. The Heritage School in Newnan publishes a Serenbe route on its transportation page, and Woodward Academy in College Park lists a Serenbe stop on its main campus bus schedule. Routes, stops and availability are set by each school and can change from year to year, so check the current schedule with the school before you count on it.
